Homeowners Association Returns (Form 1120-H)

Form 1120-H returns for HOAs and condo associations, prepared virtually for clients nationwide by an IRS Enrolled Agent.

What We Need

What we need to get started

Here is what to gather for your association's return.

What we need

  • The association's EIN and governing documents (CC&Rs or bylaws)
  • Prior year's tax return
  • The association's profit and loss statement and balance sheet
  • A breakdown of exempt income (member dues and assessments) versus non-exempt income (interest, rentals, laundry, and so on)
  • Reserve-fund activity for the year
  • Any assets or improvements purchased during the year

1120-H vs. 1120: associations can often elect the simpler Form 1120-H, which taxes only non-exempt income — but it isn't always the better choice. We'll compare it against a regular Form 1120 and file whichever costs you less.

What's included

  • A review of the association's income split and records
  • Complete preparation of the federal Form 1120-H (or Form 1120, if it's better for you)
  • Secure filing with the IRS and your state
  • A copy of the completed return for the board's records
  • If we make an error on your return, we fix it

* Please note: preparation timelines begin once all required documents are uploaded to your secure client portal. Not sure what applies to you? We'll walk through it together on a quick phone call.
